Short answer
- Japan has only a handful of hotel-branded homes you can actually buy. In Tokyo the main one is Aman Residences, Tokyo (91 units, Azabudai Hills). In Kyoto it is Four Seasons Hotel Residences Kyoto (57 units). The rest are ski-resort projects in Niseko, Hakuba and Myoko, plus Four Seasons Okinawa.
- Japan's branded-residence market: US$3.1bn sold, 1,012 units, average ¥481m (about US$3m) per unit. 91% of supply is in resorts and 57% in Niseko (C9 Hotelworks, Oct 2026).
- How much the brand adds: Aman Tokyo's reported penthouse price (about ¥13.3m/㎡) is 1.5× the highest closed condo price per ㎡ in Minato in 2023–2025 (¥8.9m/㎡), from 4,023 closed sales. Four Seasons Kyoto asking prices are 2.0–2.4× the highest closed price in Higashiyama.
- Several "branded residences" in Tokyo are rentals, not sales: Waldorf Astoria Residences Tokyo Nihonbashi (from 2027) and The Park Residences at The Ritz-Carlton, Tokyo. Four Seasons Otemachi, Bulgari Tokyo and Janu Tokyo have no residences.

1 tsubo = 3.3058㎡. Developers rarely publish prices for these projects. We show only figures we could trace to the developer, a listing or reputable press, and say "not published" or "not confirmed" otherwise. Asking prices are what sellers want, not what buyers paid.
Rentals, not sales: Waldorf Astoria Residences Tokyo Nihonbashi (Chuo, 71 units, move-in from autumn 2027) and The Park Residences at The Ritz-Carlton, Tokyo (Akasaka). Buying one from abroad
- Most deals are private. Aman Tokyo sold by invitation, and resales are offered quietly through a few brokers. A licensed Japanese broker (宅地建物取引業者) with access to these listings is the usual route.
- Running costs are higher than a normal condo. Expect a management fee plus hotel-service fees, and in resorts a rental-pool agreement with the hotel operator. Ask for the last two years' fee history before you buy.
- Taxes are the same as for any home. Brokerage fees are capped by law, and acquisition tax and registration tax are based on the assessed value, not the price. See cost of buying property in Japan and annual property tax.

A home sold or managed under a hotel brand (Aman, Four Seasons, Park Hyatt and so on), usually with hotel services. In Japan most are in ski resorts: 91% of supply is in resorts and 57% in Niseko (C9 Hotelworks, 2026).
How much is an Aman Residences Tokyo apartment?
Prices are not published; units are sold by invitation. A penthouse reportedly sold for about ¥44 million per tsubo (about ¥13.3 million per ㎡), roughly ¥30 billion in total, in 2024 (Bloomberg, May 2025). In February 2025 a broker listed a 290㎡ unit at ¥5 billion.
Are Four Seasons Residences Kyoto apartments for sale?
Sometimes. On 30 September 2026 a 151㎡ 2LDK was listed at ¥1.3 billion (Nomura). An 83㎡ 1LDK was listed at ¥600 million (Mitsui Rehouse, listing ended). The building has 57 residences and was completed in 2016.
How big is the brand premium in Japan?
Savills puts the global average at about 30% over comparable non-branded homes (2022). Using MLIT closed prices, Aman Tokyo's reported penthouse price was 1.5 times the highest closed condo price per ㎡ in Minato in 2023–2025, and the Four Seasons Kyoto asking prices were 2.0–2.4 times the highest in Higashiyama. Those gaps also include newness, size, views and floor, so they are not the brand alone.
Can foreigners buy branded residences in Japan?
Yes. Japan has no restriction on foreigners buying homes, and ownership is freehold. Non-residents must file a report with the Minister of Finance within 20 days of buying (Foreign Exchange Act); a broker or judicial scrivener can file it.
