Who we are
Japan House Prices is an independent information site for people outside Japan who are thinking about buying, owning or selling property here. We publish price data and practical guides in English, Chinese, Korean and Thai (145 pages at the last build).
We are not a real estate broker. We do not list, describe, recommend or negotiate specific properties. If a reader asks, we introduce them to a licensed Japanese real estate broker (宅地建物取引業者), and that broker may pay us a referral fee. Readers pay nothing. The referral fee does not change what our pages say: the numbers come from public data, and we do not rank or endorse brokers.
How we make the pages
- Official data first. Every figure is taken from a primary source (a ministry, prefecture, city or statistics office) and the source is linked on the page. Where we could not confirm a number from an official source, we say so and point to where to check.
- Transaction prices. City price pages use MLIT's Real Estate Information Library. MLIT publishes two kinds of record: brokers' closed prices (成約価格, from 2021) and an older buyer survey (取引価格・アンケート). We show them as separate series and never combine them. We report medians, so a single unusual sale does not move the figure much, but medians still shift when the mix of what sold changes.
- Price index. National and regional trends use MLIT's Residential Property Price Index (2010 = 100), refreshed when MLIT publishes.
- Land prices. Land pages use the official land price publication (地価公示, as of 1 January) and the prefectural land price survey (都道府県地価調査, as of 1 July), from MLIT's National Land Numerical Information files.
- Currencies. Conversions use European Central Bank reference rates (and the US Federal Reserve H.10 series for Taiwan dollars). They are for orientation only.
- Rules and taxes. Law and tax pages are written from the statute, the ministry's own explanation or the National Tax Agency's pages, with a "last checked" date. They are general information, not legal or tax advice; a licensed professional should confirm your own case.
- Corrections. When a source is revised, we update the page and its date. If you spot an error, tell us through any inquiry form on the site (choose "Other" and describe the problem).
