Japan land prices 2026

Japan's official land prices rose for a fifth year in 2026. The national figures, the most expensive and fastest-rising points, and resort towns from Niseko to Okinawa, in yen and US dollars.

What these numbers are. Japan's official land prices are appraised benchmark values, not transaction prices: licensed appraisers value a fixed set of sample plots each year, per square metre of land, as if the plot were vacant. Two surveys: the Official Land Price (, chika kōji) values plots as of 1 January and is published in March; the Prefectural Land Price Survey (, kijun chika) values plots as of 1 July and is published in September. They are not the price of a condo (no building, no share of a site), and actual sales, especially of central commercial land and popular ski-resort plots, often happen well above them. Every median below shows its point count (n); where n is small, one plot can move the figure.

The 2026 figures in one line

MLIT's 2026 Prefectural Land Price Survey (land values as of 1 July 2026, published 15 September 2026) found land prices up +1.5% on average nationwide across all uses, the fifth rise in a row. Commercial land in Greater Tokyo rose +8.9%. In Greater Osaka the all-use average rose +3.6%; Osaka-area commercial land alone rose +6.8%. The Official Land Price earlier in the year (as of 1 January 2026) showed the same direction: residential +2.1% and commercial +4.3% nationwide.

Resort and factory towns lead nationwide: Hakuba and Nozawa Onsen (ski tourism), Furano, and Chitose, where the Rapidus chip plant is being built. In Tokyo it is Asakusa's shops and hotels; in Osaka, commercial land just west of Umeda and in Nishi ward (Horie, Awaza, Utsubo).
