What the data says
A typical resale condo in Fukuoka City sold for US$171,000 (¥27.0m) in 2025, or US$248/ft² (¥421,053/㎡), across 2,739 broker-reported closed sales. Price per ㎡ rose +11.5% on 2024 and +22.0% over three years (2022→2025); the latest four quarters (to 2026 Q1) were 11.3% above the four before. The rise is uneven: Hakata +27.5% and Chuo +26.1% over three years, but Jonan -5.3%. Fukuoka is cheap next to Tokyo, but it is about one third of Tokyo's 23-ward price per ㎡, not half (details below).

Fukuoka City's median rose from ¥293,333 per ㎡ in 2021 Q1 to ¥440,000 in 2026 Q1. Chuo and Hakata, the two central wards, have pulled ahead of the city as a whole.

The longer view (2015–2025): a separate survey series
Closed broker prices only start in 2021. For a longer view MLIT also publishes prices from a buyer survey (不動産取引価格情報). We show it as its own line and never mix it into the figures above: the survey is dominated by small investor one-room flats (median size 50㎡ in 2025, against 70㎡ for closed sales), so its ¥/㎡ runs higher and its total prices lower. On the survey line, Fukuoka City went from ¥244,444 per ㎡ in 2015 to ¥514,286 in 2025 (2.1×).

Stations and districts (2023–2025)
Three years of closed sales combined, grouped by nearest station; change is against 2021–2022. Why Tenjin and Hakata look cheap: the city-centre stations are dominated by small one-room investment flats. Tenjin's median sale was ¥19.0m for 45㎡ and Hakata Station's ¥13.0m for 35㎡, so their median prices say little about a family flat there. The family-size markets with the highest ¥/㎡ are Akasaka, Tojinmachi, Nishijin and Ohori Park (US$270/ft², 60㎡ median).

Fukuoka vs Tokyo: one third, not half
You will often read that Fukuoka costs “about half of Tokyo”. On price per ㎡ the data says about one third:
- Fukuoka City ¥421,053/㎡ ÷ Tokyo's 23 wards ¥1,287,000/㎡ (2025 average of REINS monthly closed prices) = 0.33. Total price: ¥27.0m ÷ ¥74.1m = 0.36.
- Same MLIT closed-price data and the same median for Tokyo's five central wards (¥1,647,059/㎡): 0.26.
- Only the most expensive slices come near half: Chuo ward (¥520,000/㎡) is 0.40 of the 23-ward figure.
- Tokyo's central five wards rose +35.6% over the same three years (2022→2025), faster than Fukuoka's +22.0%, so the gap has been widening, not closing.
The 23-ward figure is a mean from a different source (REINS), which tends to sit above a median; the five-ward comparison is like-for-like. Total-price ratios also reflect flat sizes.
Rental yield from official rent data
A rough surface (gross) yield from two official sources: average rent per ㎡ in private rental housing (2023 Housing and Land Survey) × 12 ÷ the median closed price per ㎡ of resale condos. For Chuo and Hakata wards this gives 4.9–5.4% at 2023 prices, lower at 2025 prices because prices rose faster than the rents we can measure.

Method caveat: the survey rent is the average of all existing private tenancies (old leases, wooden flats and houses included), not current asking rents for condos, and floor-area definitions differ between the two sources. Surface yield ignores management fees, repair reserve, property tax, vacancy and agency costs, and the 20.42% withholding on rent paid to non-residents; net yields are typically 1–2 points lower or more. What would a typical Fukuoka condo cost in total?
Take the 2025 median: ¥27.0m (US$171,000), about 64㎡ at the median ¥421,053/㎡. Taxes and fees on top of the price, and the yearly property taxes, depend on the building's assessed value, age and your residency. Can you get a mortgage to buy in Fukuoka? It depends on your residency status: permanent residents borrow like Japanese nationals, a few banks lend to foreigners living in Japan on a visa, and buyers living abroad have only a handful of options (mostly for Taiwan and Hong Kong), usually with 30–50% down. Read this before relying on the numbers
- Closed prices only. Every level figure on this page (prices, ¥/㎡, ward, station and district tables, yields, the Tokyo ratio) uses MLIT's closed prices (成約価格情報, reported by brokers via REINS, from 2021). The older buyer-survey series appears only as its own line in the long-view chart.
- Mix effects. A median moves when the mix of what sold changes (size, age, location). This is not a repeat-sales index; one-room flats pull ¥/㎡ up and total prices down.
- Resale only. New-build condos are not in this data and usually cost more.
- Latest quarter. 2026 Q1 can still gain records. Years or quarters with fewer than 10 sales are not shown.
- US$ figures use one ECB rate (2026-09-25) for every period, so the trend is the yen trend.
Methodology
- Data: MLIT Real Estate Information Library price data, Fukuoka Prefecture, resale condominiums (中古マンション等), 2015Q1–2026 Q1, downloaded with the site's official download button. Fukuoka City's seven wards (municipality codes 40131–40137).
- Excluded as non-market: auctions and mediation, related-party deals, purchases of adjoining land (242 records).
- ¥/㎡ = price ÷ recorded floor area; medians, not averages. US$ per sq ft = ¥/㎡ ÷ 10.7639 ÷ ¥157.59 per US$.
- Years are calendar years with all four quarters; “3 yr” = 2022→2025.
- Stations: the recorded nearest station, grouped (e.g. Tenjin = 天神 + 天神南 + 西鉄福岡(天神)); districts = MLIT 地区名.
