Myoko property prices: the ski side and the city, 2015–2025

What property in Myoko Kogen (妙高高原) and the rest of Myoko City (妙高市), Niigata actually sold for, from Japan's official transaction-price data (MLIT Real Estate Information Library), as five-year ranges because sales are few, with official land prices and USD, AUD, HKD, SGD and TWD conversions.

What the data says

Myoko is the value alternative among Japan's big ski areas, and the official data shows why. Over five years its prices have gone nowhere: across the whole of Myoko City the median recorded sale was ¥5.0m in 2018–2020 and ¥4.5m in 2023–2025 (−10%), while Hakuba's rose 186% and the Niseko area's 38% over the same windows (buyer survey only; see the comparison below). The city-wide figures, however, are dominated by downtown Arai (新井), the town centre well north of the ski areas, so this page leads with the ski side: sales whose nearest station is Myoko-Kogen (妙高高原), which covers Akakura, Sekikawa (Ikenotaira), Suginosawa, Taguchi and Futamata. There, MLIT's buyer survey recorded just 139 land and house sales in 2015–2025, 7 to 25 a year, so we show five-year ranges rather than a yearly trend. Land is cheap: the 2021–2025 median land-only sale was ¥1.65m, about ¥2,400/㎡, against roughly ¥10,000/㎡ in Hakuba and ¥24,000/㎡ in the Niseko area. Houses are where the ski side is starting to move: the median house sold for ¥5.0m in 2018–2020 and ¥9.6m in 2023–2025, though only 17 and 18 sales sit behind those figures. Official land values point the same way. Across the city the benchmark points fell by a median 12–13% over five years, but the resort points rose: Akakura (赤倉, commercial) had the largest rise of any Official Land Price (公示地価) point in Niigata in 2026 (+7.1%, to ¥19,700/㎡), and Sekikawa near Ikenotaira (関川, residential) the largest residential rise in Niigata's 2026 Prefectural Land Price Survey (基準地価), +18.5% to ¥7,700/㎡. Unlike Niseko, Hakuba or Furano, Myoko also has a handful of resale resort condominiums in the brokers' closed-price data (成約価格), shown separately below.

MLIT recorded 73 land and house sales here in 2021–2025 (by year from 2016: 2016: 16, 2017: 9, 2018: 10, 2019: 7, 2020: 13, 2021: 12, 2022: 13, 2023: 9, 2024: 14, 2025: 25). A median of a handful of sales jumps around with whatever happened to sell, so instead of a yearly chart we show five-year medians and the middle half of prices (25th to 75th percentile). Resort condominiums: closed prices (成約価格), kept separate

MLIT's brokers' closed prices (成約価格) record 9 resale condominium sales on Myoko's ski side in 2021–2025, all in (Tagiri, the resort-condo cluster below the slopes). They were 30–45 ㎡ units that sold for ¥1.40m to ¥6.80m; the median sale was ¥2.10m (≈ US$13,326), about ¥66,667/㎡ of floor area. These come from a different data set from every other figure on this page and are never combined with it. Niseko, Hakuba, Furano, Rusutsu and Nozawa Onsen have no condominium sales in either data set.

Official land prices on the ski side

Japan's two official land-price surveys value fixed sample points every year: the Official Land Price (公示地価, as of 1 January) and the Prefectural Land Price Survey (基準地価, as of 1 July). They are appraisals of the land alone, as if vacant, not sale prices, and land right on the slopes usually sells for more. The two surveys are six months apart and are not averaged together.

Only the points near Myoko-Kogen station are listed. Myoko City has 21 points in all; the rest are in downtown Arai and around Sekiyama and fell 11–17% over five years. There is no point in Suginosawa. Note that the 公示地価 point “関川町1丁目” (¥20,600/㎡) is in downtown Arai, not in Sekikawa on the ski side.

The same measures for each ski area, all from MLIT's buyer survey (取引価格・アンケート), so the rows are comparable with each other. “5-year change” compares the median of all land and house sales in 2018–2020 with 2023–2025 (three years each, to smooth out single-year noise), and is shown only when both windows have 20+ sales. Typical prices are 2021–2025 medians. Official land price change is the median five-year change of the benchmark points (公示地価 1 Jan 2026 / 基準地価 1 Jul 2026), which are appraisals, not sales.
