What the data says

Fukushima-ku lies just west of Umeda, served by JR Fukushima, Shin-Fukushima and the Noda stations, and sits outside the four central wards above. On brokers' closed prices (成約価格, published from 2021) the median resale condo rose from ¥563,000/㎡ in 2021 to ¥856,000/㎡ in 2025 (+52%), and 2025 alone added 22%; the median 2025 sale was ¥56.0m, on 272 sales. One year's median can move with what happened to sell, so read the 2025 jump with the earlier years. In 2023–2025, condos in the Fukushima district (¥918,000/㎡, 295 sales) and Sagisu (¥800,000/㎡) sold for about twice the ¥/㎡ of Daikai (¥382,000/㎡), and the 156 condos nearest JR Fukushima station had a median of ¥971,000/㎡. Houses are few in the closed-price data (112 sales in five years; median ¥40.0m in 2025, on 28 sales). MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, goes back to 2015: ¥495,000/㎡ then and ¥867,000/㎡ in 2025 (+75%). The two series are never combined.

Exchange rates matter as much as prices. At each year's average rate (¥110 per US$ in 2021, ¥150 in 2025), the median ¥/㎡ for resale condominiums, closed prices went from about US$5,120 to US$5,723 per ㎡: +12% in dollar terms, against +52% in yen. Dollar-based owners who bought in 2021 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.

Why did Fukushima-ku prices jump in 2025?

The 2025 condo median per ㎡ was 22% above 2024. The data does not say why. A one-year median moves with the mix of buildings that sold, so compare it with the 2021–2024 rise (¥563,000 to ¥700,000/㎡) and the district table below rather than reading it as a trend.
