What the data says

Kita-ku is Osaka's business and transport heart: Umeda, with Osaka and Osaka-Umeda stations, sits inside the ward, and Osaka Umeda apartment prices are the highest in the city on the official data. On brokers' closed prices (成約価格, published from 2021) the median resale condo in Kita sold for ¥645,000/㎡ in 2021 and ¥950,000/㎡ in 2025, up 47%, with 2025 alone adding 10%; the median 2025 sale was ¥62.5m, on 860 sales. Addresses matter: in 2023–2025, condos in Oyodo-Minami (¥1.44m/㎡) and Nakanoshima (¥1.35m/㎡) sold for about twice the ¥/㎡ of Nakatsu (¥665,000/㎡) or Honjo-Higashi (¥550,000/㎡), and the 47 condos nearest JR Osaka station had a median of ¥2.21m/㎡. Houses are rare in the closed-price data (55 sales in five years). MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, goes back to 2015: ¥467,000/㎡ then and ¥880,000/㎡ in 2025 (+89%). The two series are never combined.

Exchange rates matter as much as prices. At each year's average rate (¥110 per US$ in 2021, ¥150 in 2025), the median ¥/㎡ for resale condominiums, closed prices went from about US$5,873 to US$6,348 per ㎡: +8% in dollar terms, against +47% in yen. Dollar-based owners who bought in 2021 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.
