What the data says

Shinjuku is the most affordable of the five central wards for condos and, on brokers' closed prices (成約価格), has risen the least: the median resale condo went from ¥1.00m/㎡ in 2021 to ¥1.23m/㎡ in 2025 (+23%), and 2025 was almost flat on 2024 (+1%). It also has the most house sales of the five wards in the closed-price data (292 in 2021–2025). Station areas vary widely: 2023–2025 condo medians range from ¥1.66m/㎡ for homes nearest Nishi-Shinjuku-gochome and ¥1.57m/㎡ nearest Yotsuya-sanchome to about ¥867,000/㎡ nearest Higashi-Shinjuku. MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, went from ¥882,000/㎡ in 2015 to ¥1.40m/㎡ in 2025 (+59%).

Exchange rates matter as much as prices. At each year's average rate (¥110 per US$ in 2021, ¥150 in 2025), the median ¥/㎡ for resale condominiums, closed prices went from about US$9,102 to US$8,185 per ㎡: -10% in dollar terms, against +23% in yen. Dollar-based owners who bought in 2021 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.
