What the data says

Naniwa-ku, south of Namba, is the cheapest of Osaka's four central wards and the smallest market in this data (813 closed-price sales in 2021–2025, 789 of them condos). On brokers' closed prices (成約価格, published from 2021) the median resale condo went from ¥569,000/㎡ in 2021 to ¥680,000/㎡ in 2025 (+19%, against +39% for the four wards together); the median 2025 sale was ¥20.0m, on 201 sales, reflecting the many small units sold here. In 2023–2025, condos in Minatomachi (¥843,000/㎡) and nearest Nankai Namba station (¥850,000/㎡) sold for about 50% more per ㎡ than those in Saiwaicho (¥560,000/㎡) or Motomachi (¥550,000/㎡). With 130–200 closed-price condo sales a year, district figures rest on dozens of sales. MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, goes back to 2015: ¥658,000/㎡ then and ¥900,000/㎡ in 2025 (+37%). The two series are never combined.

Exchange rates matter as much as prices.
