What the data says

Tennoji-ku, on the Uemachi plateau south-east of the Chuo office core and home to Shitennoji temple, is a residential ward outside the four central wards above. On brokers' closed prices (成約価格, published from 2021) the median resale condo went from ¥543,000/㎡ in 2021 to ¥691,000/㎡ in 2025 (+27%, against +39% for the four central wards together), with 2025 adding 2%; the median 2025 sale was ¥44.0m, on 304 sales. In 2023–2025, condos in Hidenincho (¥907,000/㎡), Fudegasakicho (¥880,000/㎡) and Higashi-Kozucho (¥870,000/㎡) sold for about twice the ¥/㎡ of Obasecho (¥392,000/㎡) or Ikutamacho (¥433,000/㎡); by station, the 228 condos nearest Osaka-Uehommachi had a median of ¥760,000/㎡. Houses are few in the closed-price data (92 sales in five years; median ¥48.5m in 2025, on 28 sales). MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, goes back to 2015: ¥433,000/㎡ then and ¥840,000/㎡ in 2025 (+94%). The two series are never combined.

Exchange rates matter as much as prices. At each year's average rate (¥110 per US$ in 2021, ¥150 in 2025), the median ¥/㎡ for resale condominiums, closed prices went from about US$4,941 to US$4,620 per ㎡: -6% in dollar terms, against +27% in yen. Dollar-based owners who bought in 2021 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.
