It is a statistical range of what other properties sold for. Your price depends on things the data can't see: floor and view, orientation and light, condition and renovation, management and repair fund, whether a tenant is in place, and for houses the land shape, road access and rebuilding rules. Use it to sanity-check a broker's number, not to set your price.

A broker's valuation (査定) is free and tells you what they would list your property at and why, based on the actual unit. We introduce owners abroad to licensed Japanese brokers (宅地建物取引業者) who handle sales for non-residents in English. We are not a real estate broker. We don't value, market or negotiate properties, and we don't charge owners; the broker may pay us a referral fee.
How the range is calculated
- Source. MLIT Real Estate Information Library, closed prices (成約価格情報): prices at which sales actually closed, reported by brokers through the REINS network. We use the last 12 quarters, 2023 Q2–2026 Q1. The latest quarter is still filling in as MLIT adds records.
- Niseko and Hakuba have almost no closed-price records, so only the separate buyer survey (取引価格・アンケート) is used there, over 5 years (2021 Q2–2026 Q1). It is never mixed with closed prices. Condos are not offered there because no resort condo sales are published.
- Fukuoka covers condos only (the file we hold has no houses). Tokyo covers Chiyoda, Chuo, Minato, Shinjuku and Shibuya; Kyoto covers Kamigyo, Nakagyo, Shimogyo and Higashiyama.
- Range = 25th to 75th percentile: half of the matching sales closed inside it, a quarter below, a quarter above. The median is the middle sale. MLIT publishes rounded prices and floor areas.
- Excluded: sales between related parties, court auctions and purchases of the neighbouring plot.
- Too few sales? A group needs at least 10 sales. If yours has fewer, we widen it in a fixed order and say so: the neighbouring size band, then the neighbouring building-year band, then both, then all wards of the city (Tokyo 5 wards / Kyoto 4 wards / Fukuoka city), then all sizes, then all building years. 10–19 sales are flagged as a rough guide.
- Prices moved during the window (central Tokyo condos rose sharply in 2025), so the result also shows the last 12 months on their own when there are 10 or more sales.
- What is not in the data: floor, view, orientation, renovation, monthly fees, tenants, land shape, road access, rebuild restrictions (再建築不可). Asking prices on portals are usually above closing prices.
- Currencies: one reference rate for all figures (ECB 2026-09-25 (US$1 = ¥157.59)). Only the yen amount is real.
