Nozawa Onsen property prices: five-year ranges, 2016–2025

What property in Nozawa Onsen Village (野沢温泉村), Nagano actually sold for, from Japan's official transaction-price data (MLIT Real Estate Information Library), as five-year ranges because sales are few, with official land prices and USD, AUD, HKD, SGD and TWD conversions.

What the data says

Nozawa Onsen is a compact hot-spring village with a large ski area, and very few recorded sales. MLIT's buyer survey holds 87 land and house sales for 2015–2025, from 2 to 24 a year and only 3 in each of 2024 and 2025, and brokers' closed prices (成約価格) contain none. We therefore show five-year ranges instead of a yearly trend: in 2021–2025 the median land sale was ¥2.4m (middle half ¥0.37m–¥6.2m) and the median house ¥5.5m (¥1.5m–¥9.9m); in 2016–2020 the medians were ¥3.0m and ¥7.0m. Comparing three-year windows instead, the median sale rose from ¥4.0m in 2018–2020 to ¥5.4m in 2023–2025 (+35%, on 23 and 30 sales), so with this few sales even the direction depends on which plots happened to sell. Official land values are clearer. Nozawa's four official points rose 21–27% in the latest year; the two Official Land Price (公示地価) residential points are up 64–76% over five years, at ¥24,700 and ¥34,000/㎡, and the commercial Prefectural Land Price Survey (基準地価) point in the Yuzawa (湯沢) hot-spring area, at ¥50,800/㎡, is roughly double its 2021 level. There are no condominium sales in the data.

MLIT recorded 45 land and house sales here in 2021–2025 (by year from 2016: 2016: 2, 2017: 9, 2018: 5, 2019: 13, 2020: 5, 2021: 10, 2022: 5, 2023: 24, 2024: 3, 2025: 3). A median of a handful of sales jumps around with whatever happened to sell, so instead of a yearly chart we show five-year medians and the middle half of prices (25th to 75th percentile). Official land prices here

Japan's two official land-price surveys value fixed sample points every year: the Official Land Price (公示地価, as of 1 January) and the Prefectural Land Price Survey (基準地価, as of 1 July). They are appraisals of the land alone, as if vacant, not sale prices, and land right on the slopes usually sells for more. The two surveys are six months apart and are not averaged together.
