Furano property prices, 2015–2025

What property in Furano City (富良野市), Kamifurano (上富良野町) and Nakafurano (中富良野町), Hokkaido actually sold for, year by year, from Japan's official transaction-price data (MLIT Real Estate Information Library), with district and station breakdowns and USD, AUD, HKD, SGD and TWD conversions.

What the data says

Furano is two markets in one. Across Furano City, Kamifurano and Nakafurano, MLIT's buyer survey recorded 868 land and house sales from 2015 to 2025, 64 to 93 a year, and no resale condominiums. For the area as a whole prices have barely moved: land-only plots sold for a median ¥10,714/㎡ in 2025 (¥14,706/㎡ in 2015), and houses, measured per ㎡ of land, for ¥18,750/㎡ (¥13,652/㎡ in 2015). Comparing three-year windows to smooth out the noise, the median sale went from ¥5.0m in 2018–2020 to ¥5.8m in 2023–2025 (+16%), against +186% in Hakuba over the same years. The exception is Kitanomine (北の峰町), the district at the foot of the Furano ski area: its 11 recorded sales in 2023–2025 had a median of ¥45m, about ¥160,000 per ㎡ of land, roughly seven times the ¥21,700/㎡ recorded around Furano station. Official land values tell the same story. The Kitanomine benchmark point in the 1 January 2026 Official Land Price (公示地価) is ¥84,500/㎡, up 30% in a year and 214% in five, while the town-centre residential points sit at ¥14,000–25,000/㎡ and have hardly changed. Neighbouring Biei, shown separately below, is a quieter farm-and-landscape town with a median sale around ¥4m. Brokers' closed prices (成約価格) are almost absent here (14 sales in 2021–2025), so every figure on this page is from the buyer survey (取引価格・アンケート).

Exchange rates matter as much as prices. At each year's average rate (¥121 per US$ in 2015, ¥150 in 2025), the median ¥/㎡ for all land & house sales, buyer survey went from about US$118 to US$105 per ㎡: -11% in dollar terms, against +10% in yen. Dollar-based owners who bought in 2015 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.

Methodology

Official land prices: Kitanomine vs the town

Japan's two official land-price surveys value fixed sample points every year: the Official Land Price (公示地価, as of 1 January) and the Prefectural Land Price Survey (基準地価, as of 1 July). They are appraisals of the land alone, as if vacant, not sale prices, and land right on the slopes usually sells for more. The two surveys are six months apart and are not averaged together.
