Chiyoda (Tokyo) apartment prices, 2015–2025

What property in Chiyoda ward, Tokyo actually sold for, year by year, from Japan's official transaction-price data (MLIT Real Estate Information Library), with district and station breakdowns and USD, AUD, HKD and SGD conversions.

What the data says

Chiyoda is the smallest market of the five central wards in this data (1,448 closed-price sales in 2021–2025, all of them condos), but not a cheap one. On brokers' closed prices (成約価格) the median resale condo rose from ¥1.24m/㎡ in 2021 to ¥1.71m/㎡ in 2025 (+38%), with a 22% jump in 2025 alone. Addresses within the ward differ sharply: 2023–2025 condo sales in Ichibancho had a median of ¥1.80m/㎡ and in Fujimi ¥2.46m/㎡, against ¥1.21m/㎡ in Higashi-Kanda. With only about 250–360 closed-price condo sales a year, district figures rest on dozens rather than hundreds of sales. MLIT's separate buyer survey (取引価格・アンケート), shown only as its own line, went from ¥1.00m/㎡ in 2015 to ¥1.65m/㎡ in 2025 (+65%).

Exchange rates matter as much as prices. At each year's average rate (¥110 per US$ in 2021, ¥150 in 2025), the median ¥/㎡ for resale condominiums, closed prices went from about US$11,283 to US$11,455 per ㎡: +2% in dollar terms, against +38% in yen. Dollar-based owners who bought in 2021 have seen a smaller gain than the yen figures suggest, and dollar-based buyers today pay less in their own currency than the yen trend implies.
